📝 Closing Costs
Estimated closing costs for any purchase price
About this calculator
Closing costs are the fees due on possession day, and this estimator totals them for a Canadian purchase. Enter the home price and province, and it estimates land transfer tax, legal fees, title insurance, disbursements, and adjustments — the 1.5 to 4 percent on top of the price that surprises first-time buyers.
The math sums each line item: transfer taxes scale with price, legal fees and title insurance are roughly flat, and prepaid adjustments (property tax, utilities) depend on the closing date. First-time buyer rebates are subtracted where they apply.
Tip: Budget the high end and keep the difference — surprises like a second appraisal or delayed closing can push costs up, and having the buffer beats scrambling at the lawyer's office.
