🔨 House Flip Profit
Profit after purchase, renovation and selling costs
About this calculator
House flipping profit hides in the details, and this calculator captures them all. Enter the purchase price, renovation budget, holding costs (mortgage, taxes, insurance per month times months held), and selling costs (commissions, legal, staging). It returns net profit, ROI, and profit margin on the deal.
Profit equals sale price minus purchase price, renovations, holding costs, and selling costs. The 70 percent rule is the classic screen: pay no more than 70 percent of after-repair value minus repairs, which leaves room for costs and a margin of safety.
Tip: Holding time is the silent killer — every extra month burns mortgage interest, taxes, and insurance. Price the reno timeline honestly and add a 10 to 15 percent contingency.
