🏘️ Rental Yield
Gross and net rental yield on investment property
About this calculator
Rental yield is the quickest way to compare income properties. Enter the property price and the monthly rent, and the calculator returns gross yield (annual rent divided by price) and, with expenses added, net yield — the figure that actually reflects what you keep.
Gross yield equals annual rent divided by property value, times 100. A $500,000 condo renting for $2,200 a month grosses 5.28 percent — but after condo fees, taxes, and vacancies the net yield is what tells you whether it beats other investments.
Tip: Gross yield is for screening, net yield is for deciding. A property with flashy gross yield but crushing condo fees and taxes is often the worse investment.
